Legal Requirements & Safety Compliance
Ensuring your holiday let meets all legal safety standards is essential. Here's what you need to know:
Portable Appliance Testing (PAT)
You are legally responsible for ensuring all electrical appliances are safe for use. The most reliable way to do this is through an annual PAT test, which we recommend every 12 months.
Fire Risk Assessment
A Fire Risk Assessment must be completed when letting your property. We’ll keep the necessary documentation up to date. During each changeover, we check that all smoke and CO2 alarms are functioning, fire extinguishers are in place, and fire blankets are intact and undisturbed.
Boiler Servicing
We strongly recommend an annual boiler service, ideally carried out alongside your Gas Safety Certificate inspection, to ensure efficiency and safety.
Gas Safety Certificate
This is a legal requirement for all rental properties. We’ll arrange servicing and provide the mandatory landlord certificate.
Electrical Safety Certificate
An electrical safety certificate, also known as an Electrical Installation Condition Report (EICR), is a document that confirms a property's electrical system is safe to use.
Let us take the stress out of the legal side. We work closely with a great team of local tradespeople ready to help when needed.
Chimney Sweep
Landlords are advised to have chimneys swept regularly to maintain the property and avoid potential issues like chimney fires or carbon monoxide poisoning. There is a legal duty to ensure all appliances, flues and chimneys are safe to use.
On-Call Service Coverage
Our Service Fees include the organisation of all the above services upon your request, offering you peace of mind and full compliance support.
We can also arrange this for a one-off fee if you do not require a package.

The goal of PAT testing is to prevent accidents caused by electrical faults and to make sure appliances are in good condition. The testing includes both visual inspections and more thorough electrical tests.

After testing, the appliance will be labelled with a sticker showing the test date and the next test due date.

Safety: to make sure electrical appliances are safe and won't cause fires or electric shocks.
Legal Compliance: it's required by law or regulations (like the Health and Safety Executive in the UK) to regularly test electrical appliances.
Prevents Downtime: Regular PAT testing can help identify problems before they cause equipment failure, helping avoid unexpected downtime.
There are three sets of regulations that cover PAT testing:
